We manage homes on St. Croix for their owners: beachfront villas, ocean-view condos, a six-bedroom beach house. Every one is presented on this site and on the major booking channels, priced to its calendar, and looked after by people who live on the island.

Why owners work with us

St. Croix is a small island, and a rental home is only as good as the people standing behind it when a guest arrives at 11 p.m. or a pump fails on a holiday weekend. Sterling Point is a licensed real-estate operation based in Christiansted; the vacation-rental side is the same team, on the ground. When you list with us, the person who answers a prospective guest's question is the same one who meets the plumber and checks the home after a storm. There is no absentee host and no mainland call center between your house and the people in it.

How your home gets booked

Two things fill a calendar: being seen by the right guests, and being easy to book once they're interested. Your home gets its own page on this site with its full description, every photo and its real reviews; a place on the island map; and a link into the island's guides, the guidebooks and a long island reference that pull search traffic and answer the questions guests ask before they commit. It also goes on the major booking channels where travelers already shop. And it can be booked direct through Sterling Point, which keeps more of each booking with your home instead of a third party. The best proof of the marketing is the site you're reading: this is the standard your home is presented at.

How we look after the home

Every property in the portfolio is inspected, cleaned and supported by an on-island team. Turnovers, linens, restocking and maintenance are coordinated here, not remotely. When something needs a trade — a pool service, an electrician, a roofer after a blow — we have the island relationships to get it done, and we tell you what happened and what it cost.

What we'll ask you

Where the home is, how many bedrooms, whether it's renting now and with whom, and what you're hoping a manager will change. That's enough for us to say whether we're the right fit — including when we think we're not.

What we won't promise

Revenue numbers before we've seen the home. Anyone who quotes you a nightly rate or an annual figure from a form hasn't looked at your calendar, your season or your house. We'd rather earn the home by showing you how we'd run it than win it with a number we'd have to walk back.

Why it rents

What fills a St. Croix calendar

St. Croix is U.S. soil, so American guests — most of the market — fly in without a passport, spend dollars and keep their phones. Winter is the draw: the Christmas Winds bring the driest, breeziest weather from mid-December through March, and snowbirds and spring-breakers follow it. Territory-wide, hotels ran 77.9% full in February 2024 and 38.3% in September. The wet, hurricane-prone fall is the quiet, best-value stretch — which is exactly when flexible pricing and a manager who watches the calendar earn their keep.

Access is widening

More nonstops, more guests

Getting here keeps getting easier, and every new route widens the pool of guests. Nonstops reach St. Croix from Miami, Charlotte, Atlanta, Chicago and Fort Lauderdale, and on October 31, 2026 United adds Newark — the first New-York-area nonstop in more than thirty years. San Juan, St. Thomas and Nevis fly the short hops. Air arrivals to the U.S. Virgin Islands grew 16.2% in 2024.

What owners ask us

Do you only manage the homes you sell?

No. Sterling Point is a licensed real-estate operation, but the vacation-rental side manages homes for owners we've never sold and never will. If you own a rentable home on St. Croix, it can be a fit whether or not you ever plan to sell it.

Where on the island do you manage?

Across St. Croix: Christiansted and the East End, The Shoys, and the west end near Frederiksted. The portfolio on this site runs from a one-bedroom ocean-view condo to a six-bedroom beach house, so most home types and sizes fit.

Can I still use the home myself?

Yes. Owner stays and blocks go on the same calendar we manage; you tell us the dates you want and we work around them. It's your home first.

Do I have to leave my current channels or manager?

We'll walk through it together. Some owners come to us self-managed, some from another manager, some already listed on the big channels. We'll tell you what we'd keep, what we'd change, and whether moving is worth it for your home — including if the answer is no.

What will it cost me?

That depends on the home, the services it needs and how it's set up, so we quote it after we've seen the place, not from a form. What we won't do is bury fees or surprise you: you'll know the arrangement before anything is signed.

Will you tell me what the home will earn?

Not before we've seen it. Anyone who quotes you a nightly rate or an annual number from a web form hasn't looked at your calendar, your season or your house. Once we've walked it, we'll talk real numbers grounded in what comparable homes here actually book.

Isn't St. Croix too seasonal to rent well?

It has a season, like every leisure market, but the winter is strong and long. Roughly 60% of U.S. Virgin Islands visitors come December through May, and territory-wide hotels ran near 78% full in February 2024 against about 38% in September. The quiet fall is real, and it's exactly where flexible pricing, longer stays and a manager watching the calendar make the difference. Average stays are lengthening too — 3.7 nights in 2024, up from 3.4.

Who do my guests deal with?

The on-island team, before, during and after the stay — the same people who look after the house. Several reviews on this site mention Rich, who manages the homes, by name. Guests are never handed off to a call center.
