This Privacy Policy explains how SP Vacations, the vacation-rental service of Sterling Point Real Estate ("we," "us"), collects and uses information when you visit this website or contact us. If anything is unclear, email stay@sterlingpointvi.com.

Who is responsible for your data

What we collect, and why

• Information you send us. When you use a form on this site (guest inquiry, owner inquiry, guidebook request), we receive the name, email address, and any dates, guest count, phone number, property details or message you provide. We use it only to answer you and, if you ask, to help arrange a stay or discuss management. Legal basis: your consent and our legitimate interest in responding to you.
• Basic technical data. Our host records standard server logs (IP address, browser type, pages requested, timestamps) to keep the site secure and working. Legal basis: legitimate interest.
• Analytics, only with consent. If you accept in the cookie banner, Google Analytics 4 collects aggregated usage data (pages viewed, approximate region, device type) so we can improve the site. Legal basis: your consent. Decline, and everything on the site still works.

We do not sell your personal information, and we do not use it for third-party advertising.

Cookies and consent

By default this site sets only what it needs to function and to remember your cookie choice. No analytics or tracking runs until you choose "Accept" in the banner. You can change your mind at any time by clearing this site's data in your browser, which brings the banner back.

Booking

When you check availability or book, you leave this site for the home's booking page, operated by Sterling Point Real Estate through its reservation platform, which has its own privacy terms. Payment and reservation details are handled there, not by this website.

Who we share it with

• Cloudflare, Inc., website hosting, security and the serverless function that delivers form messages.
• Our email delivery provider, used to send form submissions to Sterling Point Real Estate.
• Google LLC (Google Analytics 4), only if you accept analytics cookies.
• Map tiles. The island map loads background tiles from CARTO / OpenStreetMap; your browser requests them directly, which reveals your IP address to those providers as with any web image.

We may also disclose information if required by law, or to protect the rights and safety of guests, the properties, or the public.

Retention: how long we keep it

We keep inquiry messages as long as needed to answer you and, where relevant, to support a stay or a management conversation, and then for a reasonable period for our records, after which we delete or anonymize them. Server logs are kept briefly and rotated out. You can ask us to delete your information sooner.

International transfers

We are in the U.S. Virgin Islands (United States), and our providers (Cloudflare, Google and our email delivery provider) may process data in the United States and other countries. Where we transfer personal data out of the EU/EEA, the UK, Switzerland, Brazil or Canada, we rely on appropriate safeguards such as the European Commission's Standard Contractual Clauses, the UK International Data Transfer Addendum, or an equivalent lawful transfer mechanism, together with the security measures described below.

Automated decisions

We do not use your personal data for automated decision-making or profiling that produces legal effects or similarly significantly affects you. A person handles every inquiry.

Your rights

Depending on where you live, you have rights over your personal data. We honor these regardless of your location, we do not charge you for exercising them, and we will not treat you differently for doing so.

• Under the GDPR (EU/EEA) and the UK GDPR: you may request access to your data, correction of inaccurate data, erasure, restriction of processing, and portability of the data you gave us in a commonly used, machine-readable form. You may object to processing we base on our legitimate interests, and where we rely on your consent you may withdraw it at any time without affecting processing already carried out. If you believe we have mishandled your data you may lodge a complaint with your data protection authority — in the EU, your local supervisory authority; in the UK, the Information Commissioner's Office (ICO). We have no establishment in the EU or UK; we act only as a data controller reachable at the contact below.
• Under Canadian law (PIPEDA and provincial laws, including Quebec's Law 25): you may ask what personal information we hold, why we have it and to whom it has been disclosed; ask us to correct it; and withdraw your consent, subject to legal or contractual limits. We collect only what is reasonable for the purposes described here and obtain your consent for it. Any marketing email is sent only with your consent and always carries an unsubscribe link, consistent with Canada's Anti-Spam Legislation (CASL). If we cannot resolve a concern, you may contact the Office of the Privacy Commissioner of Canada, or in Quebec the Commission d'accès à l'information.
• Under the LGPD (Brazil): confirmation of processing, access, correction, anonymization or deletion, portability, information about sharing, and withdrawal of consent.
• Under the CCPA/CPRA (California): the right to know, to delete, to correct, and to opt out of "sale" or "sharing." We do not sell or share personal information as those terms are defined, and we will not discriminate against you for exercising any right.

To exercise any right, email stay@sterlingpointvi.com. We may need to verify your identity, and we'll respond within the time the applicable law requires.

Children

This site is intended for adults planning travel. We do not knowingly collect personal information from children under 13 (under 16 in the EU/EEA, under 14 in Quebec). If you believe a child has provided us information, contact us and we will delete it.

Security

We use reasonable technical and organizational measures, including HTTPS, security headers and access controls, to protect your information. No internet transmission is perfectly secure, so we cannot promise absolute security.

Changes

We may update this policy from time to time. The "last updated" date at the top reflects the latest version.
